What selling costs are fixed versus negotiable?

Answered byChris DeutschLicensed MN Realtor (MN #20382264)
Direct Summary (TL;DR)

Fixed by statute: the deed tax (0.33%, or 0.34% in Hennepin/Ramsey) and the $5 agricultural conservation fee. Shoppable but market-set: title insurance, settlement, deed prep, courier — together a few thousand dollars. Fully yours to choose: the commission. Owner's title is customarily seller-paid in the Twin Cities but negotiable in the purchase agreement.
