Selling or buying a home puts a lot of your life in someone else's hands for a few months. You should know exactly what that person is going to do with it. Here is what I hold myself to, every time.

You'll know what happens next

Every stage comes with the next step, who is handling it, and roughly when. If the timeline moves, you hear it from me before you hear it from anyone else.

The choices get written down

What we picked, what we passed on, and the reasoning behind both. Months later you can look back and see why the decision made sense at the time.

The homework is local

I walk the block, read the disclosures, and pull comps street by street. A portal estimate is a starting point, not an answer.

The math is all on the table

Net sheets, carrying costs, what closing actually takes out of the number. Nothing rounded in my favor, nothing left for you to discover later.

You hear from me at the milestones

Not only when something goes wrong. I would rather over-communicate than leave you refreshing your inbox and guessing.
