We never sell your personal information. Period.

This site pays attention to what you do here — which pages you read, which tools you use, how long you stay — and uses that to show you more relevant content. Someone reading about selling during a divorce sees different suggestions than someone comparing neighborhoods. That's the whole mechanism.

What I observe: pages viewed, tools used, and time on page — on this site only. Nothing follows you anywhere else.

What I never do: no third-party trackers, no purchased data about you, no guessing at your age, family status, or anything else the Fair Housing Act protects. The site reacts to what you read, not who you are.

Anonymous until you say otherwise: this activity isn't tied to your name or email. It stays anonymous unless you submit a form or contact me — at that point, the topics you engaged with attach to your inquiry so I can respond usefully. Activity older than 90 days is discarded.

Opting out: use the toggle below and the site stops collecting this activity entirely — not "collects it quietly anyway." If your browser sends a Global Privacy Control (GPC) signal, we treat that as an opt-out automatically.

As stated above, your personal information is never sold. That doesn't change.

Topher, the voice assistant on this site, is an AI — not Chris live. Topher speaks with a voice model created and authorized by Chris and runs on ElevenLabs' conversational AI platform. When you talk or type to Topher, your words (and, in voice mode, your audio) are processed by ElevenLabs to respond. Before your first conversation, the widget asks permission — one tap, one time.

What happens to a conversation: after a session ends, ElevenLabs sends us the transcript so we can review how Topher did — quality scoring, including an automated Fair Housing compliance check — and improve his answers. Transcripts are stored in our database for that purpose, and server-side transcripts are deleted on a 90-day retention schedule — the quality scores remain, the words don’t. Topher gives general real estate information only: no legal, tax, financial, or appraisal advice, and nothing he says is a home valuation, an offer, or a promise of availability.

What stays in your browser: a copy of the transcript so the widget can show “Previous chat” if you return within 4 hours. It never touches our servers from there, phone numbers and email addresses are stripped before it's stored, and you can erase it anytime with “Start fresh.”

The human escape hatch: Topher can hand you to Chris at any point — or text/call (612) 208-SOLD directly, no conversation required.
