Linden Hills market — Under $750K bracket

Linden Hills began as an 1890s summer retreat — its cottages were built as vacation homes for St. Paul money. The Lake Harriet premium is real: about 15% over comparable homes three blocks west, on a $644,250 median with 26 days on market. Chris Deutsch of Lakes Area Realty is direct about it: the village is the purchase, the house comes second.

Chris Deutsch's honest take

Linden Hills is the village you retreat to when the transition is loud. It's walkable, visually striking, and tight-knit in the best way. For anyone wanting a smaller footprint, it delivers an immediate sense of community without sacrificing quality.

The trade-off

You pay a steep premium for this village. You are buying the neighborhood first, and the house second. You have to be comfortable with smaller footprints for the price of that community access.

Local notes
