How much do sellers pay in closing costs in Minnesota?
Plan for roughly 1% to 3% of the sale price in seller closing costs, separate from real estate commission. That covers the Minnesota state deed tax, owner's title insurance, the closing fee, recording, and prorated property taxes. Commission is its own line, and it's negotiable.
What is the Minnesota deed tax when you sell a house?
The Minnesota state deed tax is 0.33% ($3.30 per $1,000) of the sale price. In Hennepin and Ramsey counties, an additional 0.01% ($0.10 per $1,000) Environmental Response Fund (ERF) fee applies, bringing the total transfer tax to 0.34% ($3.40 per $1,000). On a $400,000 sale in Hennepin or Ramsey, that's $1,360 ($1,320 elsewhere). The seller pays it at closing.
Who pays for title insurance when selling a home in Minnesota?
In Minnesota, the seller customarily pays for the owner's title policy, and the buyer pays for the lender's policy. The owner's policy runs on a sliding scale — roughly 0.2% to 0.4% of the sale price, lower as the price climbs. It's negotiable like everything else on the sheet, and it follows your purchase agreement.
Is the 6% real estate commission required?
