The Twin Cities Twist
- Owner's title is customarily seller-paid here. In much of the country the buyer covers it. In the Twin Cities it's the seller's line item by custom — negotiable, but budget for it.
- The ERF catches out-of-state calculators. Hennepin and Ramsey add 0.01% to the deed tax. National "5–8%" estimates miss it entirely.
- Well disclosure: $54 if a well exists. Common in outer-ring suburbs and older properties — cheap, but it shows up on the settlement sheet.
The two certainties in a Minneapolis sale: the state gets its deed tax, and you get to choose everything else.
